It provides guidance for expansion\u00a0beyond its current boundaries; supports opportunities\u00a0for diversifying uses; and, provides opportunities for\u00a0additional height.<\/p>\n<h3>City of Brandon Zoning By-Law<\/h3>\n<p>The campus is zoned as Educational and Institutional (EI)\u00a0land under the Brandon Zoning By-law, which permits a\u00a0broad range of uses in addition to its principal use as a\u00a0university. Under the by-law, there is no height limit in\u00a0storeys for educational uses, which includes dormitories,\u00a0food services, athletic facilities, and recreation, as well as\u00a0research facilities. Other permitted uses on the campus are\u00a0subject to a limit of 5 storeys. Where educational buildings\u00a0are adjacent to a street, however, their height shall not\u00a0exceed the sum of the required yard and the width of the\u00a0street.<\/p>\n<p>The height permissions in the by-law dictate what the\u00a0University can do in terms of as-of-right development that\u00a0complies with all applicable zoning regulations. Permission\u00a0can be sought from the City for permitted deviations from\u00a0the Zoning by-law to permit additional height, reduce\u00a0setbacks, alter parking requirements etc., provided such\u00a0changes can be supported with a rationale.<\/p>\n<h3>Brandon Area Development\u00a0Plan<\/h3>\n<p>The Brandon Area Development Plan (BADP, 2015)\u00a0outlines policies to shape development. The BADP\u00a0contains policy direction that supports higher density\u00a0development on the Campus, provided it is compatible\u00a0with adjacent land uses.<\/p>\n<p>The following are key policies from the Brandon Area\u00a0Development Plan that impact Brandon University:<\/p>\n<ul>\n<li>Major institutions, such as Brandon University, may be\u00a0permitted a high density of development, provided it is\u00a0compatible with adjacent land uses.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The City\u2019s planning policies provide the University with\u00a0considerable flexibility in planning for and developing\u00a0the Campus.
