It\u00a0reflects the maximum build-out potential for the Campus in terms of building\u00a0footprint, one that creates a well balanced ratio between buildings and open\u00a0space. The Framework defines the desired character, location, orientation,\u00a0quality, and massing of new buildings so that they are responsive to and\u00a0enhance the Campus\u2019 open spaces. It provides a built form context that\u00a0delivers on creating a comfortable, human scale, pedestrian environment that\u00a0offers a mix of uses to serve both the student and community population. The\u00a0Framework identifies opportunities to increase the development capacity of the\u00a0site, if needed, by identifying locations for increased height, guided by policies\u00a0that define a respectful transition to the adjacent low density neighbourhood\u00a0fabric. The Framework allows flexibility in architectural design and expression,\u00a0as an opportunity to add to the University\u2019s catalogue of unique buildings.\u00a0The resultant buildings must support a quality environment, and positively\u00a0contribute to achieving the Vision.<\/p>\n<p>Specifically, the Built Form Framework identifies ten new building sites that\u00a0form the Plan\u2019s West and South Quadrants, preserving the existing fabric of the\u00a0University\u2019s heritage East Quadrant. In order to make this possible, the Plan\u00a0consolidates surface parking into parking structures and below-grade parking\u00a0in new buildings in order to create opportunities for new development. The\u00a0new building sites serve various functions in the context of the Plan\u2019s physical\u00a0structure. They are organized to define, enhance, and integrate existing and\u00a0proposed public realm space. They provide active frontages to animate, engage,\u00a0and provide \u201ceyes\u201d on the Campus\u2019 two streets, numerous pathways, and open\u00a0spaces. They provide opportunities to increase the internal social gathering\u00a0spaces, amenity spaces, and study areas, and to connect these places to areas\u00a0external to the Campus.<\/p>\n<p>The allocation of buildings focus on:<\/p>\n<ul>\n<li>Creating a frontage along 20th Street and framing the street so that it is\u00a0more intimate and pedestrian friendly;<\/li>\n<li>Completing a frontage along Louise Avenue with new buildings to animate\u00a0the street and define entry and gateway;<\/li>\n<li>Providing a gateway entrance at Princess Avenue and 20th Street;<\/li>\n<li>Providing an animated context around the south recreational field;<\/li>\n<li>Providing an address and frontage along Victoria Avenue; and<\/li>\n<li>Creating new opportunities for a mixture and diversity of uses on the\u00a0Campus.<\/li>\n<\/ul>\n<p>Note that in some cases the recommendations of the Built Form Framework\u00a0may differ from the City of Brandon zoning by-law. In these cases the approval\u00a0of the City (i.e. a Variance or Conditional Use) would be required to permit such\u00a0deviations on a project-by-project basis.<\/p>\n<div class=\"flex-row \" data-column-group=\"1\">\n<div class=\"new-column-box  third count-1\">\n<h2>Campus Structure<\/h2>\n<p>The orientation and placement of buildings is essential to\u00a0creating a friendly environment and is an integral part of\u00a0wayfinding to and within the Campus.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/campus-structure\/\" class=\"btn\">Structure<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-2\">\n<h2>Frontages &amp; Entrances<\/h2>\n<p>Buildings play a critical role in creating a\u00a0welcoming, accessible, and safe environment by providing\u00a0a face and eyes on the public realm.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/frontages-entrances\/\" class=\"btn\">Frontages<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-3\">\n<h2>Height, Scale &amp; Massing<\/h2>\n<p>The height and massing of buildings must be carefully\u00a0considered and situated because of the intimate scale\u00a0of the Campus.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/height-scale-massing\/\" class=\"btn\">Sizes<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<\/div><!-- .flex-row -->\n<div class=\"flex-row \" data-column-group=\"2\">\n<div class=\"new-column-box  third count-1\">\n<h2>Views, View Corridors &amp; Landmarks<\/h2>\n<p>Defined views and view corridors, and the integration\u00a0of landmark building structures, landscaping, and art\u00a0assists in campus wayfinding and building identity for\u00a0the University.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/views-view-corridors-landmark-sites\/\" class=\"btn\">Views<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-2\">\n<h2>Heritage Conservation<\/h2>\n<p>Brandon University has a collection of prominent\u00a0older buildings that represent significant architectural\u00a0moments in time.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/heritage-conservation\/\" class=\"btn\">Heritage<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-3\">\n<h2>Building Transparency<\/h2>\n<p>Building\u00a0transparency in a campus context is important because\u00a0it helps to create a safe environment, allowing visibility\u00a0indoors and outdoors.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/building-transparency\/\" class=\"btn\">Transparency<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<\/div><!-- .flex-row -->\n<div class=\"flex-row \" data-column-group=\"3\">\n<div class=\"new-column-box  third count-1\">\n<h2>Materials and Architectural Character<\/h2>\n<p>Regardless of the building design or architectural era, BU\u00a0has successfully maintained a consistency in materiality\u00a0which has resulted in a cohesive look to the campus.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/materials-and-architectural-character\/\" class=\"btn\">Character<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-2\">\n<h2>Climate Considerations<\/h2>\n<p>Brandon University, like many universities across Canada,\u00a0has the greatest number of users primarily in the colder\u00a0months of the year.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/climate-considerations\/\" class=\"btn\">Climate<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<div class=\"new-column-box  third count-3\">\n<h2>Loading and Servicing<\/h2>\n<p>The compact scale of the Campus and the priority for\u00a0a pedestrian-oriented environment requires a more\u00a0integrated strategy for the loading and servicing of\u00a0buildings.<\/p>\n<p><a href=\"https:\/\/www.brandonu.ca\/campusplan\/plan-frameworks\/built-form-framework\/loading-servicing\/\" class=\"btn\">Loading<\/a><\/p>\n<\/div><!-- .new-column-box -->\n<\/div><!-- .flex-row -->\n","protected":false},"excerpt":{"rendered":"<p>The Built Form Framework provides a structure for new building development\u00a0on campus, envisioned to be implemented over a 20 to 30 year horizon.
