It is defined by its two streets aligned\u00a0north-south and east-west, and two primary pedestrian\u00a0corridors also aligned north-south and east-west. These are\u00a0the key structural elements that dictate the orientation and\u00a0placement of buildings.<\/p>\n<p>Most new buildings are hinged along the streets, as\u00a0the adjacent lands present the best opportunities for\u00a0development. The north-south pedestrian spine is a\u00a0remnant structural axis of the heritage campus and is\u00a0enhanced in the Plan with increased frontages and access\u00a0onto the spine. The east-west pedestrian spine is located\u00a0at the centre and heart of the Campus. New buildings are\u00a0located along this spine and are oriented to engage and\u00a0animate this movement corridor and pedestrian space.<\/p>\n<h3>Policies:<\/h3>\n<ul>\n<li>\n<div id=\"attachment_378\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built3.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built3-300x175.jpg\" alt=\"\" width=\"300\" height=\"175\" class=\"size-medium wp-image-378\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built3-300x175.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built3-180x105.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built3-250x146.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built3.jpg 509w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Buildings front open spaces<\/p><\/div>\n<p>All new buildings must provide a frontage and\u00a0multiple entrances onto the Campus\u2019 streets and\u00a0primary pedestrian movement corridors.<\/li>\n<li>All new buildings must provide a frontage and\u00a0multiple entrances onto the Campus\u2019 open spaces.<\/li>\n<li>Site corner gateway buildings (such as at Louise and\u00a0Victoria Avenues) to first address the intersection\u00a0of the street with a visible primary entrance, then\u00a0address the primary street frontages, and thirdly the\u00a0public spaces.<\/li>\n<li>Distinct architectural features and interventions such\u00a0as enhanced architectural detail at building corners,\u00a0are encouraged for buildings at gateway locations or\u00a0fronting onto open spaces.<\/li>\n<li>Site buildings to allow for direct door connections to\u00a0buildings that are adjacent or opposite to them.<\/li>\n<\/ul>\n<h2>Compact Campus Form<\/h2>\n<div id=\"attachment_379\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built4.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built4-300x172.jpg\" alt=\"\" width=\"300\" height=\"172\" class=\"size-medium wp-image-379\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built4-300x172.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built4-180x103.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built4-250x144.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built4.jpg 508w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Develop a compact campus with short walking distances in between.<\/p><\/div>\n<p>The Plan reflects a compact form of development for\u00a0several key reasons: to create a campus environment\u00a0that fosters walking as the primary mode of movement,\u00a0which contributes to the health and well-being of the\u00a0campus; to create a pedestrian oriented environment\u00a0that is intimate and welcoming; to build an accessible\u00a0University District nestled within the community that can\u00a0provide services, amenities, education, and other uses all\u00a0in one place; and as a respectful neighbour, to discourage\u00a0the erosion of the adjacent neighbourhood fabric to the\u00a0west. The University has the capacity to manage growth\u00a0for the Campus, within its current boundary, for the\u00a0time-frame of the Campus Master Plan, and should focus\u00a0development energies inward on creating a great and\u00a0welcoming place to be.<\/p>\n<h3>Policies:<\/h3>\n<ul>\n<li>Create a compact campus that is walkable, allowing\u00a0for seamless experiences of both the buildings and\u00a0the open spaces.<\/li>\n<li>Concentrate development so that buildings are within\u00a0less than a five minute walk on campus from end to\u00a0end.<\/li>\n<li>Locate buildings so that there are short walking\u00a0distances in between. This mix of uses\u00a0enables the animation of all areas of the campus and\u00a0draws on the community from all sides. The following\u00a0provides a recommendation for the general use and\u00a0location of programs with the objective of creating distinct\u00a0hubs of activity on campus. The mix of uses are\u00a0not only reflected as adjacencies to each other, but\u00a0can also occur within a single building form, such as\u00a0having academic uses at grade and residential or office\u00a0uses above. All amenities accessible to the community\u00a0should be located along the campus streets and main\u00a0pedestrian passageways so that they are easily located\u00a0and accessible. Campus-oriented amenity spaces (student\u00a0focused spaces) can be located in areas internal to the\u00a0Campus. Building on the existing structure and location\u00a0of distinct uses such as the Centennial Auditorium to the\u00a0north, the library in the centre of the campus, and the\u00a0Healthy Living Centre in the south area, three distinct hubs\u00a0can be developed accordingly, which collectively, provide a\u00a0rich and unique campus environment.<\/p>\n<h3>North Campus Hub<\/h3>\n<p>The North Campus Hub can be built around the\u00a0auditorium and the music building as the focus of\u00a0activity, in addition to new uses that animate this area.\u00a0Recommendations for the development of the North\u00a0Campus Hub include the following:<\/p>\n<ul>\n<li>Locate student residences and hotelling residences as\u00a0a complementary use adjacent to existing residential\u00a0use and to diversify campus housing.<\/li>\n<li>Include amenities such as a daycare, or a \u201ccorner\u00a0store\u201d commercial use at grade to service\u00a0the University community and surrounding\u00a0neighbourhood.<\/li>\n<li>Enhance the Western Manitoba Centennial\u00a0Auditorium building as a key local and city\u00a0destination and centre of activity.<\/li>\n<li>Enhance the existing open spaces such as the plaza\u00a0fronting the Queen Elizabeth II Music Building, the\u00a0forest, the internal north spine, as useable, functional\u00a0campus and community spaces that contribute to the\u00a0animation of socialization of place.<\/li>\n<li>Provide a mixed-use parking facility with student,\u00a0community, and Indigenous service and amenity\u00a0space at the lower levels, and parking above.<\/li>\n<li>Enhance the existing music faculty\u2019s student lounge\u00a0space as a student destination for the northern\u00a0campus hub.<\/li>\n<li>Enhance the existing buildings along the east side of\u00a018th Avenue as opportunities for family style short\u00a0term housing.<\/li>\n<\/ul>\n<h3>Central Campus Hub<\/h3>\n<p>The Central Campus Hub is focused around the activity\u00a0generated by the library and Harvest Hall, which\u00a0have already defined this area of the Campus as a\u00a0distinct and recognizable place, as the campus heart.\u00a0Recommendations for the development of the Central\u00a0Campus Hub include the following:<\/p>\n<ul>\n<li>Enhance the existing library and Harvest Hall as the\u00a0centre of student activity.<\/li>\n<li>Create a strong academic focus in the heart of the\u00a0campus to include space for: classroom and faculty,\u00a0office, business partnerships, and incubator with the\u00a0student hub as the social centre.<\/li>\n<li>Enhance the existing east heritage forecourt plaza\u00a0and the new quad spaces as destination spaces for\u00a0University, community, and city events.<\/li>\n<li>Create a mixed-use building adjacent to the existing\u00a0daycare facility with complementary academic uses\u00a0such as continuing education or faculty office space,\u00a0or family residences (including Indigenous specific\u00a0residences) with community service and amenity\u00a0space at grade.<\/li>\n<li>Create mixed nodes focused on the east-west\u00a0plaza and on Louise Avenue to include residential,\u00a0academic, office, and campus and community services\u00a0and amenities.<\/li>\n<li>Enhance existing and create new open spaces to\u00a0support the mixed use nodes.<\/li>\n<\/ul>\n<h3>South Campus \u201cHealth and Wellness\u201d Hub<\/h3>\n<p>The Healthy Living Centre, which is a significant University\u00a0and community asset, and the athletic field has already\u00a0defined the south area of the campus as an emerging health\u00a0and wellness hub and should be enhanced accordingly.\u00a0Recommendations for the development of the South\u00a0Campus Hub include the following:<\/p>\n<ul>\n<li>Enhance the south campus as a hub for health and\u00a0wellness on the Campus with complementary academic\u00a0uses adjacent to the Healthy Living Centre and athletic\u00a0field.<\/li>\n<li>Locate student residences fronting the field to animate\u00a0and provide \u201ceyes on the field\u201d, and to create a 24\/7\u00a0presence for the south campus.<\/li>\n<li>Provide a mixed-use parking facility fronting Victoria\u00a0Avenue with student and community service and\u00a0amenity space at the lower levels, and parking above.<\/li>\n<li>Create a new amenity space as the southern student hub\u00a0for the Campus with a visitor\u2019s and information centre as\u00a0a prominent gateway feature and use.<\/li>\n<li>Create a new city-wide destination to animate the south\u00a0end of the Campus and build identity for the University,\u00a0such as a gallery space for art, or a research and\u00a0incubator show space.<\/li>\n<li>Enhance existing and create new open spaces to support\u00a0south campus uses and to animate the southern area of\u00a0the
