This height limit maintains\u00a0efficiency in classroom structuring, programming, and\u00a0accessibility. There are opportunities for additional height\u00a0beyond four storeys, to accommodate non-academic\u00a0uses such as student residences, offices, or third party\u00a0uses such as incubator partnerships. As such, taller buildings (8+ storeys) should be\u00a0located: either in the interior of the Campus, allowing\u00a0for a transitioning down in height towards the Campus\u00a0edges, and towards existing prominent heritage buildings;\u00a0or along the major arterial roadways (18th Street and\u00a0Victoria Avenue). Opportunities for moderate building\u00a0height (4-8 storeys) can be located at key gateway\u00a0entrances into the Campus, primarily along 20th Street\u00a0where the street or back laneway provides a buffer or\u00a0transition to the neighbourhood, and where additional\u00a0height does not have an adverse affect on adjacent\u00a0buildings and open spaces.<\/p>\n<h3>Building Scale and Massing<\/h3>\n<p>As in height, the scale and massing of buildings (the size\u00a0of buildings) must be designed to provide a respectful\u00a0adjacency to other buildings and open spaces so that\u00a0they do not over power other buildings, or create\u00a0uncomfortable open spaces. Buildings must be designed\u00a0and sculpted to create a comfortable, \u201chuman scale\u201d\u00a0experience in the public realm, and to allow for physical\u00a0and visual permeability through the campus. The scale\u00a0of a building needs to be balanced with the size of\u00a0surrounding or adjacent open spaces.<\/p>\n<div id=\"attachment_396\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built11.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built11-300x174.jpg\" alt=\"\" width=\"300\" height=\"174\" class=\"size-medium wp-image-396\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built11-300x174.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built11-180x105.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built11-250x145.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built11.jpg 506w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Buildings that frame landmark spaces<\/p><\/div>\n<p>This is why it\u00a0is important to develop buildings together with new\u00a0adjacent open spaces as the campus unfolds.<\/p>\n<h3>Human Scale<\/h3>\n<p>The \u201chuman scale\u201d makes reference to the experience\u00a0of the building mass in relation to the size of its users.\u00a0Buildings, and the elements that constitute their fa\u00e7ades\u00a0should have a proportion and scale that is welcoming.\u00a0For example, the relative size of a door, a window, or\u00a0a staircase should be proportioned with the scale of\u00a0users. Human scale is most important in areas that are\u00a0accessible or visible from the public realm, such as the\u00a0first few storeys of a building facing a street or an open\u00a0space.<\/p>\n<p>Buildings on the Campus should be visually divided into\u00a0a hierarchy of building volumes, have building frontages\u00a0that introduce a pattern of doors and windows, and have\u00a0a ground level that is transparent and animated. Of this\u00a0hierarchy, the design, use, and animation of the ground\u00a0level of buildings are the most significant in defining the\u00a0character and experience of the Campus as a welcoming\u00a0and safe pedestrian environment. Ensuring that all\u00a0buildings provide an attractive and animated face to the\u00a0open spaces and streets, especially at the ground level, is\u00a0a priority.<\/p>\n<div id=\"attachment_398\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built13.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built13-300x176.jpg\" alt=\"\" width=\"300\" height=\"176\" class=\"size-medium wp-image-398\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built13-300x176.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built13-180x106.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built13-250x147.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built13.jpg 506w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Slim tower form with step-back and \u201chuman scale\u201d podium base<\/p><\/div>\n<p>The scale and massing of buildings must also be designed\u00a0to create comfortable and plentiful interior open\u00a0spaces, to maximize the amount of sunshine and light\u00a0penetration, and to create a continuous physical and\u00a0visual relationship with outdoor spaces.<\/p>\n<h3>Policies:<\/h3>\n<ul>\n<li>Additional height should be concentrated along\u00a0the Campus\u2019 streets and the arterial roads &#8211; Louise\u00a0Avenue, 20th Street, Victoria Avenue, and 18th\u00a0Street.<\/li>\n<li>Transition building heights to be respectful of the\u00a0scale of adjacent buildings, the prominence of key\u00a0existing buildings, and the proximity to open spaces.<\/li>\n<li>Create landmark (tower) forms at prominent gateway\u00a0intersections for wayfinding &#8211; Lorne Avenue and\u00a020th Street, Louise Avenue and 20th Street, Louise\u00a0Avenue and 18th Street, and Victoria Avenue and\u00a018th Street.<\/li>\n<li>Tower building forms should be slim in scale to\u00a0respect the intimate and compact scale of the Campus\u00a0and should step back beyond four storeys to create\u00a0comfortable street and open space environments.<\/li>\n<li>Consider the shadow impact on the public realm\u00a0when determining the appropriate height of a\u00a0building, especially for tower forms. No building\u00a0should have an adverse effect on the comfort and\u00a0use of the open spaces and streets, in terms of\u00a0shadow and wind effects.<\/li>\n<li>\n<div id=\"attachment_399\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built14.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built14-300x175.jpg\" alt=\"\" width=\"300\" height=\"175\" class=\"size-medium wp-image-399\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built14-300x175.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built14-180x105.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built14-250x146.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built14.jpg 508w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Residential mixed-use building with massing, height and step-backs to allow for sunlight penetration<\/p><\/div>\n<p>Consider appropriate building setbacks and stepbacks\u00a0to allow for maximum sunlight penetration\u00a0onto the public realm spaces &#8211; plazas, quads,\u00a0courtyards, streets, pedestrian corridors, and\u00a0recreational areas.<\/li>\n<li>Buildings directly adjacent to the lower density\u00a0residential fabric must respectfully transition in\u00a0height or provide a respectful side yard setback to\u00a0residential properties.<\/li>\n<li>Larger building masses should allow for mid-block\u00a0passageway corridors (to the full width of the\u00a0building), to allow for connections to key pedestrian\u00a0circulation routes and open spaces, and to break up\u00a0the building mass.<\/li>\n<li>New buildings along Princess Ave. are more\u00a0conducive to residential development. Building\u00a0should be no more than six storeys in height to be\u00a0in keeping with the character of apartment buildings\u00a0within the area.
