The Plan maintains the loading and servicing\u00a0areas that are in the interior of the Campus, such as the area adjacent to the A. E. McKenzie building, as\u00a0well as the servicing lane at the rear of the Healthy\u00a0Living Centre. The lane along the Campus\u2019 west edge\u00a0provides loading and servicing access for existing and\u00a0new buildings. In addition, loading and servicing areas\u00a0are expected to be integrated in the design of any new\u00a0building.<\/p>\n<h3>Policies:<\/h3>\n<ul>\n<li>All loading and servicing areas are to be designed\u00a0and treated as part of the public realm and\u00a0pedestrian circulation areas.<\/li>\n<li>The materials used for servicing areas must be in\u00a0keeping with the materiality of the public realm\u00a0design such that they are attractive circulation areas.<\/li>\n<li>Existing loading areas should be screened from view.\u00a0Design innovation should be used for all screens such\u00a0that they are integrated in the landscape design and\u00a0contribute to the character of place.<\/li>\n<div id=\"attachment_424\" class=\"wp-caption alignright\" style=\"width: 300px\"><a href=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built27.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built27-300x192.jpg\" alt=\"\" width=\"300\" height=\"192\" class=\"size-medium wp-image-424\" srcset=\"https:\/\/www.brandonu.ca\/campusplan\/files\/built27-300x192.jpg 300w, https:\/\/www.brandonu.ca\/campusplan\/files\/built27-180x115.jpg 180w, https:\/\/www.brandonu.ca\/campusplan\/files\/built27-250x160.jpg 250w, https:\/\/www.brandonu.ca\/campusplan\/files\/built27.jpg 533w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><p class=\"wp-caption-text\">Precedent: Incorporate art, decorative elements, and enhanced paving into loading and service areas to attractively integrate within the public realm<\/p><\/div>\n<li>Loading and servicing along the westerly lane should\u00a0be time and day controlled to be respectful to the\u00a0adjacent residential neighbourhood.<\/li>\n<li>All new buildings that are not accessible by lane or\u00a0by an existing service area, must integrate loading\u00a0and service areas internal to the building with\u00a0entrances that are not along the primary frontage of\u00a0a building.<\/li>\n<li>Any building whose loading entrance point fronts a\u00a0street, must integrate the entryway as an attractive\u00a0component of the buildings\u2019 fa\u00e7ade.<\/li>\n<li>All primary pedestrian routes must be designed to\u00a0accommodate service and emergency vehicles.<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>The compact scale of the Campus and the priority for\u00a0a pedestrian-oriented environment requires a more\u00a0integrated strategy for the loading and servicing of\u00a0buildings.
